Why it exists

A bond clean is not judged by how tidy the place looks. It is judged by a property manager working through a checklist, and the difference between passing and failing is usually one thing nobody thought to look at — the inside of an oven door, a window track, the top of a door frame.

You are the one with money riding on that inspection, not us. The guarantee moves the risk back to the people doing the cleaning, which is where it belongs. It applies to every end-of-lease clean we do and costs nothing extra.

What is covered

Anything on the agreed bond-clean scope that the property manager flags as not clean enough. We return, re-clean it, and you pay nothing.

  • Any cleaning item on the agreed scope that fails the vacate inspection
  • A return visit within 48 hours of you reporting it
  • No charge for the re-clean, and no cap on the number of items

What is not covered

Stated plainly, because a guarantee with hidden edges is worse than no guarantee. These are not cleaning problems, so a re-clean cannot fix them:

  • Damage to the property — broken tiles, holes in walls, scratched floors
  • Garden or reticulation issues
  • Items that were not part of the agreed scope
  • Issues caused by tenants or others after our clean
  • Wear and tear that existed before the tenancy

What we need from you

Three things, and they are all about being able to act on the problem quickly enough to matter:

  • Be present at the vacate inspection if possible, or ensure the property manager provides written feedback
  • Report any issues to us within 48 hours of the inspection
  • Provide access to the property for the re-clean — keys, alarm codes, or arrange it with the property manager

The 48-hour window matters because a property is usually re-let quickly. Once new tenants are in, nobody can tell what was our clean and what was their first week.

Common questions

Does the guarantee cost extra?

No. It is included on every end-of-lease clean at no additional charge.

Do you guarantee I get my full bond back?

We guarantee the cleaning, which is the part we control. A bond can also be withheld for damage, unpaid rent, rubbish left behind or garden condition — none of which a clean can address. If it is a cleaning issue, it is ours to fix.

What if the property manager reports it after 48 hours?

Talk to us anyway. The window exists because evidence goes stale once new tenants move in, not to catch you out — if the property is still empty and the feedback is clear, we will generally still come back.

Who decides whether something was in scope?

The scope is what was quoted and agreed before the clean, in writing. If an item was on it and failed, it is covered. If you want something unusual included, say so at quote time and it goes on the list.
